What is a Home Value Estimate?
A Home Value Estimate (HVA) is an estimate of what your home is likely worth (what it may sell for) in the current real estate marketplace.
How do you estimate the value of my home?
We look at other homes in your area that are similar to yours. We look at those that have sold (what they sold for) and we look at others that are currently for sale and those that are in contract (we look at their listing prices and price history). Since no two homes are exactly alike, we make adjustments based on the comparison of your home's features and amenities, as well as numbers of bedrooms and bathrooms, square footage, lot size and other items and compare those to the other homes that have sold, are for sale, and are in contract.
How accurate will your estimate be?
It depends... If we do a sight-unseen estimate, it will often be within $25,000 to $40,000 of what your home may actually sell for. Some homeowners want a more accurate "laser beam" estimate and that requires a visit to your property to see all its features, amenities, updates, upgrades, and overall interior and exterior condition.
What if the value estimate is LESS than what I owe on my mortgage(s)?
If you plan on staying in your home for a few years, the current value, even if it's less than what you owe, may not matter all that much. If, however, you want to sell your property, you may be able to sell it via a "short sale". A short sale is when a property is sold for LESS than the outstanding mortgage(s). Many homeowners are not aware of this option, but homes sell via short sale every day.
